Living in Livingston, Texas

Livingston is the county seat of Polk County and the hub of the area. It sits where U.S. 59 and U.S. 190 meet, in the pine country of East Texas. It’s close enough to Houston for the occasional trip into the city, and it still feels like a small town where people know their neighbors and wave from the truck.

Location is a big part of Livingston’s appeal. Houston is approx. 78 miles south down U.S. 59, Lufkin is approx. 47 miles north, and Huntsville is approx. 43 miles west on U.S. 190. Lake Livingston is just west of town. Lake Livingston State Park is a few minutes south and west, with camping, fishing piers, boat ramps, swimming areas and approx. 5.7 miles of trails through the pines. In town you’ll find Pedigo Park’s ball fields, Matthews Street Park with its pool and tennis court, and the Livingston Municipal Golf Course.

Head approx. 17 miles east on U.S. 190 to reach the Alabama-Coushatta Tribe of Texas reservation, the oldest reservation in the state. It’s home to Naskila Casino and Lake Tombigbee Campground. The Big Thicket National Preserve’s Menard Creek Corridor Unit runs through the southern part of Polk County, so wild country is never far away.

Most of Livingston is served by Livingston ISD. Outside town, you’ll find everything from neighborhood homes to wooded acreage, pasture and timber tracts that are ideal for hunting, a few cows or a weekend cabin. Timber, ranching and oil and gas have long been part of the local economy, and plenty of land around here still works for a living.

Whether you’re moving from Houston, retiring to the lake or looking for land to hunt, I’d love to help you find the right fit in Livingston.
